Does anyone have experience with online real estate auctioning?

Asked by sujenk7422 (613points) September 12th, 2014

We put our mom’s home on the traditional realty market and it didn’t sell. We want to try online auction, has anyone sold a house through this method?

Where is the home located? Primarily I’m asking about population density (urban vs rural).

The home is located in a rural area, close to a ski resort in WV.

Was the home on the market through the last ski season?

I have an auction house, and I have considerable on-line selling experience, but I can’t imagine on-line realty auction being the way to go. If the expense of trying it is low, you might give it a go. Just make sure you hammer the auction company about fees and expenses involved. Advertisements alone could run into $100’s/$1,000’s, whether there is a sale or not.

Auctions in general are ripe for abuse, and internet auctions could be wide open.

No we had it listed through the Summer, the Winters are extreme due to the various mountain ranges – Blue Ridge and Appalachians. It’s a beautiful four bedroom home, with wrap around decking and two car garage. I’ve heard that online auctions bring more than the reservation price, but understand there is a marketing fee.

I don’t have experience with real estate online auctioning, but do have one experience with household items being auctioned online. We would have done better financially by holding a yard sale.

Before signing on the dotted line, read the contract details , discuss them with the family members, and if necessary, a lawyer. It may be worth your while to hold off until the market picks up, and/or having some repairs or renovations done.

Much of my mom’s possessions were entailed to various children, her Will provided entire rooms to be left to all six of we beneficiaries. All the other items were taken by my brother and sold at a yard sale, for his own gain. We’re fearful he may take other items, such as large appliances out of the house, thus we’re anxious to sell! We’re hoping that online auction would be faster than traditional market.

Perhaps you need to remove the items that you’re afraid your brother will take and leave the house on the market through the ski season.

Did you list with a local realtor of someone with a wider range, like Century 21?

We offer local houses at auction at a cost of around $500 to the seller (plus commission if the house sells). The opening bid is the least the seller will accept, and the property sells “absolute”, meaning if there is a bid, there is a sale. You might explore that option with a local auctioneer, as it can be set up in as little as a week and the cost is manageable.

Yes, it was listed at Caldwell Bankers and we believe that the brother is sabotaging its sale, as you have to go past his home to get to mom’s. We left the appliances that would go with the purchase of the house, but all else is removed. I hired some painting and small renovations done, the house is appraised at $300,00, but we’re letting it go for $150,000.

Wow. It must be really remote, @sujenk7422.

It really is remote, but beautiful. Unfortunately, I live in another state.

Call the local auctioneers, or ask around about local references, @sujenk7422.

If you’re willing to take ½ of appraised, there should be a market.

A couple wants to look at it tomorrow, answer to an ad on Craigslist. I know, Craigslist is scary but my eldest sibling placed the ad. We’ve got our fingers crossed…

Good luck, and let us know, @sujenk7422.
