Help on making more sales at work?

I sell vacation memberships

Is this your first sales job? Which company is it with? How long have you been doing it? What is your current selling strategy?

Hello,

Sorry I was tired last night and answer a questions with more questions. Here is my real advice:

1. Ask your managers for help. I know it sounds corny but ask someone to role play with you. Create answers to overcome objections and practice them with sincerity.

2. Even if you have a speech to follow try to make it your own so it sounds real and not like you are reciting a speech.

3. Be aware of the language you use. Speak in positive terms and get your clients to also speak in positives. (create a “yes” mentality)

4. It is most important to listen to and hear your customers, they will tell what they need to hear to close the sale.

5. Creating value is important in today’s economy so maybe rather than selling leisure it may be smart to sell it as an investment (if it’s a deeded.) Maybe the idea of ownership at a lower cost than a home may be interesting to some.

6. Read about different sales techniques. There is lots of information on the web about different techniques.

7. Look at your relationship with your product. Do you believe in this product? What do you like about it? Would you own a vacation rental? Why or Why not?

8. Know your competitive advantages and disadvantages

9. Align yourself with the customer. See things through their eyes and sell to them on their behalf. Create a relationship of trust and friendship and your customer will be willing to buy from you.

10. Do not think about the commission or how badly you need the $$ when talking to the customer. Be present in that moment. Be with your client and give them your attention. When you focus on the $ sometimes you can give off a feeling of desperation and neediness and just likes when dating no one like someone who is too desperate.

11. Before a client meeting try to visualize how it will go- how will you speak to them, imagine them saying yes, in your mind walk through the process. The role-playing will help with this.

12. Be patient with yourself and learn a little from each “No”

13. Try to have fun doing it. It you are enjoying yourself people will be more drawn to you.

Ok, so I know this is long winded but without knowing too much about the situation I decided to tell you everything. Maybe you already know this stuff but…it’s what I have to contribute. Don’t get too down on yourself, you are in a tough industry and most people go into the process with “No” as their answer. Look for a new product. Many people are suspicious about vacation memberships and time share model. There’s a lot of fraud going on.
