What vacation property is the easiest to rent in Boca Raton, Florida?

Asked by avdanco (4points) November 2nd, 2011

I am not exactly sure how the renter market works in Boca Raton area; therefore need to figure out first which vacation properties are the easiest and fastest to rent.

Is this easier to rent something little more fancy but further away from the ocean or something more simple but closer to the ocean?

Which properties have best demand 1 or 2 or 3 bedrooms?

Which properties have best demand apartments of houses/villas?

What rents easier/faster apartment on the ocean or house/villa on the ocean?

Does Boca Raton airport make a lot of noise if you live in a close proximity to it?

Thanks a lot,

Anthony

Boca Raton Airport is a small executive airport. I still would not buy any of the townhouses right next to it.

Are you going to rent it out all year or just during season? During season it must be furnished obviously.

The best thing is to look up the communities you are considering on the MLS, see how many are for rent, and how fast they rent generally.

In East Boca Boca Grand and Palmetto Place both can be rented monthly, unless it has changed in the last few years, which is possible. Many properties, especially those on the water require you own the property for a year before you can start renting it out. Others requkre only yearly rentals, or maximum 2 rentals per year.

Really in Boca 90% of the area is beautiful and rentable. If you buy a condo I recommend minimum 2/2.

If you need a realtor I can refer you to my partner I used to work with when I was a realtor down there. Definitely use a realtor to help you with all of this, even if you don’t use my partner. If you are making a real estate investment, you need all the information you can get to make a good business decision. Buying something on your own and marketing it on your own is too difficult, especially if you live out of the area, which I assume you do since you are asking these questions.
