Those are two different questions there. I“d tell my 30 year old self to move to New York so she could spend a lot of time with her sister who she is gonna lose way too young.

Start investing if you can. Your money will grow if you invest early.

Pay more serious attention to the people around you; they might need (more) help.
Pay more attention to your mental well being.

You’re doing the right thing, ending that long-term relationship that’s going nowhere. Try to ignore how deeply you love him, and know that you’ll painfully grieve and mourn the loss. You’ll be starting your life over again, in many ways, and it’ll be a long time before you adjust.

Don’t fall into the rebound arms of that guy you’ve known, as a casual friend, for a while. He’ll seem wonderful at first, you’re vulnerable, and a heady new distraction will fill the void and ease your pain. But, he’s a bad person with personality disorders. When you see him at that party, just say “hi” and move along.

Take more financial risk in the real estate market. Your job is secure enough that you don’t risk becoming homeless despite the higher outlay.

Dude, I told you when you were 20 to forget about love. Are you deaf, or just plain stupid?
