I am wondering what program they use to run their credit and criminal background checks if anyone knows or could help me find out?

if yoo’re asking because you (or someone you know) want to front-end the process, then you must have concerns about what might be discovered. in that case, the best way to front-end the process is to have a chat with the management company about the issues they might find. that said, freecreditcheck.com can tell you about possible credit issues on record. a criminal/arrest record is public information and will get discovered as well. a good strategy (after you do some checking around) might be to front-end the process by having an honest discussion with whomever about the issues that concern you. often, they’ll appreciate your honesty and may be willing to overlook them in your case. if they aren’t then may not matter anyways.

good luck to whomever!

I am a property manager and have used several different credit reporting, background check companies. Usually they run one credit report and it could be from any of the three major credit companies. They run some sort of an eviction check. I think UD registry has the biggest database of evictions.
The criminal background check is harder. There is not a national database that is available to civilians for running that check. They have to know the county where the offense occurred in order to get the info. If they are savvy (and a lot are not) They will compare the addresses on the credit report to the addresses on your application and run criminal background checks in all the areas that show up.

@Judi these days there are online services that offer background checks, are relatively cheap (probably cheaper than running checks for several locales), and fairly comprehensive.

I know. But someone still takes the application, and inputs it into the computer. Rental references still have to be done personally and if you know of a company that can give me access to the department of Justice database for a nation wide background check I would love to hear about it. Every county has their own way of doing things and they are not opening their computer data to outside companies for background checks. A lot of work still needs to be done in individual court houses.
It is a lot more complicated than just buying software. I wish it were that simple.
