Would you paint your house (outside) before you put it on the market?

It will be between $5,000 and $10,000 to paint. The house is glorious, but also has older bathrooms and kitchen——which I am not going to update. House is in Olympia, WA

Are the colors up to date? What shape is the current paint in?

Typically, I would say yes, but I’d have to see your house.

I would paint it. The outside is the first impression. You’ll have a hard time getting people inside if it obviously needs painting. They will assume the entire inside is just as bad or worse.

OK, are you talking inside or outside or both? What type of siding? If it’s LP paint, paint, paint away. Experience says paint the inside for sure. New paint does wonders for selling a house. If not the people looking will see every nick, and chip. Much less the worn spots and dirty spots. That’s just my opinion tho’.

Knowing the house, I would say “yes.” Also maybe a prof. landscaper to trim and tidy the lawn and grounds just before you show it. The spot, views and neighborhood are unsurpassed.

Went through this a few years back with my parent’s house, The agent said it didn’t matter, we thought it did. I’m sure it sold faster than it would have, can’t really say if it added to the price, but since time is money, I think it was the right decision. We considered doing the inside as well, but decided not to and were happy with that decision as well, as the buyers ripped up the inside as soon as they bought it. They said they were going to repaint the outside, but ran out of funds, so I’m sure they are happy that we did in the long run. We decided on a classic color, white with dark blue shutters and trim, which fit the style of the house. We paid about the same as your estimate and went for a high quality job and were pleased.

Good question. I’m lazy and hate work. I would tell any buyer, “I lowered the price to give them the option of painting or not”. BUT in this market I may be way off base. On the other hand I have a son who loves to paint and thinks I’m crazy. He would paint it in a heartbeat.

The colors are classic—kind of a warm taupe and brown trim—I love the colors. If I paint it I might just change the trim to a dark, dark green. It would be beautiful. The inside has been painted in the last few years, new fresh colors.

However, I am no longer living in the house—it’s being rented. They are taking pretty good care of it and the paint inside still looks good.

I will definitely also get the grounds in order.

I appreciate all these thoughts. And you all are probably right.

Absolutely! White houses seem to sell faster too!

@skfinkel; the dark green would echo the colours of the Evergreens; I love that for your house trim.
