Has anyone not gotten a counter offer when making an offer on a home?

I’m watching HGTV and the buyers are talking about being scared they won’t even get a counter offer on a house they want to buy b/c of a low offer they are making. It got me thinking… why would someone trying to sell a house not at least give a counter offer? All you have to do is tell your agent and sign the paper… I just don’t see why any seller wouldn’t at least try. We’ve given lower offers on our homes and always have received counter offers.

Sometimes people have to get a certain price for their house in order to not not have to come up with their own money to pay off their mortgage. This is more prevalent in certain areas of the country than others.

I put an offer in on a condo and the seller wouldn’t budge. I was not that far off, but he didn’t really need to sell.

@PandoraBoxx But did the seller come back with a counter offer that equaled his asking price, or just not come back at all with any offer? I’m talking about when sellers don’t even respond to an offer.

As a seller, my agent insisted that I had to counter every offer, so I gave him a blanket counter to use, after discussing the offer with me. I would either say use the blanket counter, or let’s talk about this one.

I used the blanket counter for offers that I thought were insulting low ball, or contained ridiculous funding terms; “Full price, payment in full at closing, buyer pays all closing costs, including both customary buyer and seller costs.”

I didn’t. And I found out later it was because the seller was selling to a friend. Also, the listing agent really, really stank.

@BBSDTfamily, nope. no counter offer. Came back with “selling price only.”

I sold a house 4 years ago, and did not counter 3 offers we recieved, since they were obviously not in the same ballpark as what I had asked.
I just bought a new house (yippee!) and we offered full price, and asked for nothing in return. The seller came back with a counter that we use his friend as the title company. Done!

It really depends on the situation. I’m a real estate investor and a real estate agents. There have been times in both capacities where I have not even received any response to an offer we made, those are rare though. You will come across all kinds of situations the more houses you look at and make offers on. I try to make sure every offer I receive is countered, but sometimes when I list a house for a great price and I get 30 offers in 24 hours(yes that happened to me a few months ago) it is really hard to counter all of them.

@successfulgeek Sometimes it even goes beyond the normal. We recently asked the Real Estate Board to censure an agent for advertising a house for way below the prevailing price and then refuse to accept an offer from us for more than the asking price, in cash. He had no intention of selling the house, and it was a bait and switch.

We just recently had this happen while trying to buy land. After all the time we took to research, hire a consultant to confirm the land is buildable and meeting with zoning we put an offer down with the realtor that was representing the seller. The realtor appeared on the ball and objective. He felt our first offer was a good one. The next day, realtor contacted us and indicated seller changed his mind stating his wife wants to build a house. The land was on the market for 7 months. We were confused and very dissapointed. The realtor appeared genuinely upset. It was incredulous that someone would allow us to go through all that trouble. Day 2, I feel we were somehow bamboozled, property still on listing site.
